Whether you’re new to the city or have been here your entire life.  Buying a condo in Philadelphia is a decision pretty much everyone has considered.  How could you not walk or drive past one of the many fantastic condo buildings in Philadelphia and not think to yourself “I wouldn’t mind living there.”  However, not everyone actually sits down and write out all of the pros and cons of condo living.  To help you make the best decision here are just a few of the many upsides on why buying a condo


No Exterior Maintenance Needed

Think of it like leasing a car with without any mileage restrictions or responsibility of wear and tear and still receive the free oil change and maintenance. Buying a condo in Philadelphia gives you many of the same liberties of a traditional home but without the added maintenance. Yes you will have to pay HOA fees but those fees essentially pay for themselves with exterior and interior maintenance. So no more worrying about mowing a lawn in the summer, shoveling in the winter or replacing a leaky roof. Just sit back and enjoy condo living.


Lower Utility Bills

If you’re really the type to scrutinize monthly spending, condos are the easiest on your pockets. Compare the hosts of heating and cooling a traditional home to a condo home and the savings can run into the hundreds if not thousands. In some cases condo buildings may even include utilities and cable in the monthly HOA fees. With all the extra money you’ll be saving you can splurge on a vacation, decor, or put it away for a rainy day.


Lower Taxes

Aside from not having to mow the grass when living in a condo you’re not taxed on the land either. There are many variables when it comes to being taxed. Land ownership is one of them. As a condo owner you don’t own the land the building is on or the exterior just the condo space in itself. Therefore when Uncle Same comes knocking at your door you will be glad to know he’ll be taking a lighter chunk.


The Amenities

Think back to all of those trips and vacations you took over the years. Remember when you took advantage of the gym, media rooms, concierge service and pools when there was one. Well now think of having those same amenities all-year-round. Depending on the building and price point, condo owners can enjoy most if not all the amenities hotels offer and in some cases even more.


Get Into Your Desired Neighborhood


Ever drive past posh and trendy neighborhoods and think to yourself ‘I wish I could afford to live here.’ Although a traditional home in your desired area of choice may be out of reach, a condo very well might fit your budget. Buying a condo in Philadelphia can be a lot more affordable than a house in your favorite neighborhood, which means you don’t have to daydream but rather live the dream.


Sense of Community

This point may not be for everyone but for those that don’t mind living in a community with activities, clubs and planned special events then condo living is the obvious choice. Although, millennials tend to favor condos, more and more seniors are turning to urban condos that provide a more social environment than isolated suburban homes.


Proximity to the Action

This is especially true in urban areas. You’d be hard pressed to find a traditional home in the heart of a city. Buying a condo in Philadelphia especially in and around Center City, provides the best options for a centralized location. Want to be close to the best restaurants, theaters, nightlight and entertainment? Then condo living is your best bet to be immersed in it all.

Hey life happens and there may be times where you may want to downsize. Whether it’s due to budget restraints, divorce or you’re becoming an empty nester, condos offer the flexibility and affordability to downsize and still keep a solid standard of living. Depending on you’re location you may even be able to stay in your current neighborhood or be within close proximity.


Use a Condo as Starter Home

For those who are hesitant about jumping into a traditional home, condos are the best way to get your feet wet in home ownership. You want want the title of being a home owner and the potential equity that comes with it but you may also be weary about upkeep and hidden problems that can lead to a money pit. Condos take the worry out, so the only thing you have to worry about is picking out furniture and paint colors.

There is no value on peace of mind. Condos are generally equipped with safety features such as front door buzzers, surveillance cameras and in some cases a doorman or front desk attendee. So if security and safety is on the top of your wish list, condos offer security features that a traditional home tend to lack. So unless you plan on hiring a doorman to hang around in your front yard, you may want to consider a condo.
