Midtown Village is a centrally-located neighborhood in the heart of Center City that is very lively and diverse. The 1200 block of Walnut Street used to have an abandoned thrift store and a large parking lot, across the street from Camac Street, also known as “The Avenue of the Artists” because of its artistic clubs. The vacant thrift store building was demolished years ago and the whole site was bought by a group including Goldenberg Group, Hines, and ASB, a team which has developed a brand new luxury apartment tower known as 1213 Walnut Street.
1213 Walnut Street is 26 stories tall and has 322 rental units. The first floor has a large retail space on Walnut Street, which is likely to have a restaurant, and a smaller retail space on Sansom Street. The second floor has a large lounge area, with several tables and chairs, booths, couches and plush chairs, a two-sided fireplace, a kitchen, eighteen TV screens, and a game room with billiards, shuffleboard, chess, and Scrabble. A terrace overlooking Walnut Street, and facing Camac Street, is accessible from the lounge and kitchen. The terrace has a TV and chairs with an artistic table in between them. A quiet room and library is off of the lounge, with more plush chairs and tables. There is, also, a conference room with AV equipment for business meetings. There is a fitness and yoga room with fitness on demand. A terrace adjoining the fitness center will be developed into an outdoor fitness deck. Another outdoor deck has a dog park with two hamster wheels for doggie exercise. The rooftop will have another deck with grills, a fire pit, and lounge furniture and expansive views of Center City. Other amenities include pet grooming, bicycle storage and a bicycle repair room, a 24-hour concierge, a package acceptance room, and cold storage for food delivery. The decor is modern, with earth tones and wooden tiles on the hallway and lobby walls made from reclaimed furniture (no two tiles are alike). The exterior of the building has orange metal grates along the drive aisle and over the retail spaces and large nine-foot high windows.
The units include studios starting at $1,819 and 443 square feet, one-bedroom units starting at $2,000 and 542 square feet, and two-bedroom units starting from $3,056 and 828 square feet. The units have GE stainless steel kitchen appliances, Bosch washers and dryers, “quiet” Italkraft kitchen cabinets, Jack and Jill bathrooms that have entrances from the bedroom and apartment living area, Grohe bathroom faucets and shower heads, Mansfield bathroom sinks and commodes, and quartz countertops throughout. One third floor unit will have a private terrace.
1213 Walnut Street is a noteworthy addition to Midtown Village and the Walnut Street scene. The new retail will fill in what was an unfortunate gap in the block and the luxury units and amenities take the increasingly upscale Midtown Village to the next level.
