New Apartment Building Will Bridge Connection Between South Kensington And Fishtown Neighborhoods

South Kensington is one of the most rapidly developing neighborhoods in Philadelphia and Fishtown is seeing much new development as well.  The two neighborhoods come together at Front Street, which the Market/Frankford El travels over. Front Street is starting to see new development and renovations, including commercial space for creative companies and retail. Front Street is still adjacent to several vacant properties, however, including some near the Berks Street El station. The block east of the El station, between Front Street and Frankford Avenue was once almost completely vacant, but most of it was rebuilt some years ago with the Kensington Creative and Performing Arts High School.  Some of it is still used for a football practice field for schools in the area. One property has a small warehouse and a vacant lot located at 2110 East Norris Street, just off of Front Street. Developer GY Properties is planning to build a new apartment building on the site which will help bridge the two neighborhoods. This new apartment building is being developed by GY Properties.

The new apartment building is being designed by Coscia Moos Architects.  It will be six stories tall and will surround a courtyard on the irregular shaped lot.  Each floor will have nineteen apartments on each floor, for a total of 95 rental units. Most of the units will be one-bedroom units, with some studios and two-bedroom units.  There will be two retail spaces on Norris Street. The building will have several amenities, including a fitness center, a community room, a package room, a roof deck, and bicycle parking.  A small parking garage will have sixteen parking spaces on part of the first floor. The exterior will have granite on the first floor, and brick and cement panels above. The corners of the alcove around the courtyard will have wood composite panels and white metal panel trim.  The roof will have a green roof, surrounding the rooftop deck. A retaining wall next to the athletic field will remain and will continue to have a sign announcing Kensington Football.

The Front Street corridor is experiencing much change, similar to Frankford Avenue, Germantown Avenue, and Girard Avenue.  As this development continues, adjacent properties will see new development, taking advantage of proximity to the El and prosperous neighborhoods. This new building at 2110 East Norris Street will bridge the gap between two popular neighborhoods and the growing commercial corridors on Front Street and Frankford Avenue.
